How do I apply for a home? + _
  • Please contact the leasing office for an email/text application link. 816-326-1730 or woodland@eluxteam.com. 
What fees/deposits are due upon applying? + _
  • $250 pet fee for up to 2 pets (must provide pet vaccination records)
  • $500 deposit with approved credit, otherwise deposit is ½ of rent (minimum credit score required for approval)
  • $75 application fee per person
What is required to apply? + _
  • Government Issue Photo IDs (front & back)
  • Most recent month’s pay stubs (must show 30 days of income)
  • Contact Info for previous landlord
  • Employer contact information
  • Additional Documents as requested
What does the background check consist of? + _
  • Criminal & Credit – must have no criminal or eviction history
How long does it take for an application to be approved? + _
  • Due to the thoroughness of our screening process the application may take 7-10 Business Days, unless further information is needed
  • Ensuring all documentation items are provided, additional documentation is submitted as quickly as possible, the application is thoroughly completed, and following up with your landlord and employer for verifications can help to expedite the process. 
Are pets allowed? + _
  • YES! We love pets and welcome you to bring them with you. Pets must be added to your lease.
  • There is a non-refundable pet fee of $250.00. There is also a pet rent of $25.00 per month.
  • Pets must have proof of rabies vaccines.
  • There is no weight restriction for pets, however, we do not allow pets that are considered vicious, nor do we allow cats that do not have claw/nail caps or declawed.

What are the rental qualifications? + _
  • Minimum total combined income: 3x rent
  • Debt to income ratio: 35% or less
  • Clean credit & background check
    • No violent or sexual offenders, felonies
    • No active bankruptcies
    • No balance due to previous landlords
    • No prior evictions
  • Qualifying Cosigner if the credit score requirement is not met. They will need to complete the application process as well.
  • Please note that ELUX® Services uses the VantageScore®3.0 for the application review process.
Do you offer month-to-month leases + _
  • The initial lease term is a 12-month lease. If you should decide to go month-to-month after your lease end date, rent will increase by $400.00 per month.
  • A written 60-day notice of termination will still be required to terminate a month-to-month lease.

Do you require renter's insurance? + _
  • Yes, it is required that all residents purchase and maintain a minimum $100,000.00 renter's insurance policy during the entire duration of their stay.
Are utilities included in my rent? + _
  • The resident is responsible for all utilities including connection fees for the premises EXCEPT for grass cutting and snow removal, which are included in the rent.

How do I sign up for a resident portal? + _
  • Resident Portal Activation email or text message will be sent once accepted.
How do I pay my rent + _
  • You may click here to access your resident portal where you can set up one-time or recurring payments.
  • For help setting up your resident portal, please reference the help guide in your welcome packet or contact the leasing office for assistance.
  • Our office will not be accepting cash/credit card payments/checks/money orders. All payments must be made through the resident portal.
  • Paying with your bank account information is free. There is a processing fee for using a credit or debit card.
When is rent due? + _
  • Rent is always due on the first of the month. Late fees will be applied on the 4th of the month for any unpaid rent and will continue to accrue daily until the rent is paid in full.
How do I submit a maintenance request? + _
  • Maintenance requests may be completed through your resident portal. Click here to access your resident portal where you can submit a maintenance request.

How do I give notice to vacate my home? + _
  • We require a 60-day written notice which you are responsible for, prior to move-out. If you plan to move out at the end of your lease term, please remember to submit written notice 60 days prior to the end of your lease expiration date.
Can I break my lease? + _
  • Unless otherwise prohibited by applicable state law and, if the Tenant and Property Manager mutually agree, the Tenant may terminate this lease agreement before the expiration of the original lease term by providing Property Manager at least sixty (60) days written notice on or before the first of the month and paying all monies due through the date of termination plus paying a lease termination fee equal to two (2) month's rent.
How do I add or removed a pet to/from my lease? + _
  • Formal written permission is required from the Property Manager and an additional non-refundable pet per unit fee in the amount of $250.00 and pet rent in the amount of $25.00 (monthly pet rent). Contact the leasing office to add a pet to your lease. 
What do I do if I lock myself out of my home? + _
  • Tenants will have access to their homes via phone or code. If power or internet in the home goes out, the device is still equipped to be able to use both of those options. If you need further assistance, Smart Rent is available 24/7 to assist at 1-844-212-2752
Will the leasing office accept packages for me while I am out of town? + _
  • Unfortunately, the leasing office does not accept packages on behalf of residents and is not responsible for lost or stolen packages.
